Jazz - my friend has one and says they need some sun to warm the house. They are sensitive to right amount of sun and height above the ground. Best to research that online after you built it. He said paint it black.
A contractor friend of mine knew a contractor who was working under the eves of a house when a bat flew out and either spit or shit into this guy's eye.
Dude thought nothing of it until a few weeks later when he was told the rabies had progress too far to treat. He left behind a wife and two kids...
Don't fuck bats too quickly there - as Turtle points out correctly, they eat mosquitos. As a matter of fact, bats eat an average of 65 mosquitos per minute.
They love sleeping behind shutters attached to the house. Some years ago, I decided to take off our faux shutters. On the back were at least 5-10 bats attached to the slats, they do not wake up easily. I used a water hose to get them off.
We had shutter-Bats as well. Also they liked to nest in a Blue Spruce by the pool. At dusk they would fly loops from Spruce to pool, swooping down to the water surface for bugs. It was a bit freaky if you were swimming and they'd graze your head, but you got used to it.

They are sensitive to heat/light/sun exposure. If the bat-house isn’t positioned correctly in your yard they won’t use it.
